4 things ALL renters need to have to rent a home
Renting a home can be STRESSFUL but it doesn’t have to be! With the right team and a little preparation, it can be a breeze! The rental market is RED HOT right now. I can’t tell you how many times I’ve submitted an application and my clients got the house over many other applicants simply because my client’s application package was perfect.
Seriously.
It has very little to do with your credit or income, and has everything to do with how responsible you look from the first moment you interact with the Landlord.
So often I see other Agents send out their client’s application with incomplete supporting information and a little note that says something like ‘credit scores, Proof of funds, and pay stubs to follow’ NO NO NO! This is not a good first impression for you! There’s a better way!

LANDLORDS care about two things. Will you trash their place and will you pay on time?

To start out on the right foot you need these FOUR things to make a good first impression and give every landlord you meet the warm fuzzies they need to rent to you! These things need to be in your REALTORS’ possession and complete before you begin looking at homes!
TWO Months Pay-stubs If you don’t keep these handy you can request them from your payroll company. It’s how the landlord can verify your income.
TWO Months Bank Statements Most landlords just take a quick glance at this to see if you have any major debts. They don’t necessarily care if you spent $200 bucks at Scentsy last month. They do care if you have a huge car loan or something that could interfere with your ability to pay rent.
Credit Report with Score from all 3 credit bureaus this isn’t usually getable for free, I have a tool that my clients can use to pull their own Credit Reports from all 3 bureaus. It’s a good idea to pull your own credit report, if you decide to apply to multiple homes you don’t want to pay each time! Get one report and send out copies.
Completed Rental Application This is the formal application. It’s the central document that tells the landlord everything they need to know. Who is living there, pets, income, what you drive, etc. It’s important to fill this out completely. If it’s inaccurate or incomplete the landlords will often just move on to the next one. (Remember the market is HOT!)

JUST having these things isn’t enough. You need a REALTOR that knows what he’s doing (Contact the Bearded Agent) to present all of this information in an effective way.
